When it comes to home values, size matters. But not in the way you think it does.

Bigger homes always sell for more money than smaller homes, right? In some ways, yes, but in some ways no. More specifically, when it comes to assessing the longterm investment potential of a home, it's a major error to assume that a bigger home is a better investment than a smaller one. Oftentimes in the long run the exact opposite is true. Smaller homes are some of the best real estate investments out there because, when the time comes around to sell, buyers are usually ok with having a little less space if they get the other things they need and appraisers favor small houses in the way that they adjust their "comps." And let's not forget that while you live in a small home the on-going expenses tend to be a lot less than it would be in a larger home.
