The crazy roller coaster of buying from a RE wholesaler

With there being so few homes on the market, it's important that I keep my eyes open for any opportunities that might arise for my clients. One potential avenue for finding houses (particularly investment properties) is to purchase them through wholesalers. What is a wholesaler, and what is the process like buying a house from them?
